Finishing My First R2SA & Getting Bookings!

After what feels like forever, after travelling over 2,000 miles back and forth to Leeds, we have finally finished the renovation/decoration of our Rent To Serviced Accommodation property.
It's been hard work, dedication, frustrating, time-consuming but unbelievably rewarding.
We signed the contracts and got the keys at the beginning of October and since then, the property has undergone a complete paint throughout the entire house, we have had to remove and assemble furniture; cut dead wires; fix leaks; put radiators up; fix damaged blinds and curtains; install WiFi; have EPC, gas, electric and the boiler serviced and also fit the new washing machine. It has been a very difficult month or so but one that I'm absolutely over the moon with - for what we have accomplished and how the property now looks.
Today, 11th November 2021, the property went online on AirBnB and we have had two bookings so far. As this is my first property, I had fear and worry throughout because I was unsure whether we would even get any guests staying there. These bookings are a massive confidence boost and hopefully it is a sign of things to come.
For anyone reading this, I need to stress that setting up a Rent To Rent, viewing, signing contracts and especially furnishing, isn't as easy as you'd expect. We've had massive hiccups along our journey but thankfully we've dealt with them in a timely manner and got them completed. If you expect to have a certain budget in mind for a project like this, make sure to be aware that you will most likely go over. I have spent thousands more than I initially thought, and although times have got hard, the return on investment will still be ridiculously high so I cannot complain whatsoever.
I'm unbelievably proud of how far I've come in such a little time. If you'd have told me I would have completed this project six months ago, I'd have told you that there was no chance. There's been so many things that I have learnt and many mistakes that I have done, but I will make sure that for my next Rent To Rent project I will do better for myself and my company.
